What should I do before listing my home?

Start with a conversation about your home, your timing, and what you want the sale to accomplish. You don’t need to finish a long project list before talking with me. I’d rather help you think through the preparation while you still have choices about your time and money.

1. Write down what the move needs to accomplish.

Are you moving out of the area? Buying another home? Working toward an expected departure date? The answers help us understand what needs to be coordinated around the sale.

A useful starting point is a short list of your desired timeline, the parts of the move that are already scheduled, and the questions you haven’t settled yet.

2. Make a list of property questions.

Walk through your home and note anything you want to discuss: unfinished projects, maintenance concerns, changes you’ve made, or questions about how to present a particular space.

Bring the list to our conversation. It helps us discuss preparation based on your actual home rather than a generic checklist.

3. Talk through projects before committing to them.

If you’re considering work specifically for the sale, let’s discuss what you have in mind before you start. We can talk about your priorities, timing, and the information you need to make a decision.

Some questions may call for a qualified contractor or another professional. We can identify those questions as part of the preparation conversation.

4. Gather the information you already have.

Make a note of updates, maintenance, and documents you want to ask about. Keep private records off public uploads; we can discuss an appropriate way to share anything needed for your transaction.

You don’t need a perfect folder before reaching out. Knowing what is available is a useful start.

5. Plan for photography and video.

Professional photography and video marketing are included for my sellers at no additional cost. We’ll discuss preparation and scheduling so you understand how the media work fits the listing plan.

6. Include your next move in the conversation.

If you’re also buying, or you expect to leave before the sale is complete, tell me early. We’ll discuss the coordination that your circumstances call for and how to keep you informed along the way.
